The Role:

Harding Green is seeking a Lettings Operations Director to oversee and run the lettings operation across the business. Reporting directly to the CEO, this role carries full responsibility for the day to day operational performance of lettings.

This is a senior, hands on operational role for someone who takes ownership and applies sound judgment to ensure lettings operations are managed smoothly, professionally, and to a high standard. The role plays a central part in maintaining compliant, commercially effective lettings operations and supporting agents across the business.

What We Are Looking For:

We are looking for a confident, self motivated individual with a strong track record of handling complex lettings situations and the capability to deliver the best outcomes for landlords, tenants, and agents.

This person will be relied upon by self employed agents for advice, guidance, and support, and will be someone the team respects and trusts for their knowledge, professionalism, and decision making.

Key Responsibilities:

  • Take full responsibility for the day to day running of the lettings operation
  • Act as the primary escalation point for lettings related matters
  • Run and oversee rent collection, including payments to clients and agents
  • Support agents across tenancy progression, including guidance around move ins and tenancy ends
  • Assist with complex tenancy matters and operational queries
  • Deliver training and guidance to agents on lettings processes, compliance, and best practice
  • Act as the internal authority on lettings legislation and compliance
  • Maintain, update, and shape lettings documentation, contracts, and terms
  • Apply commercial judgment when shaping processes and managing tenancy matters
  • Support the integration of acquired lettings portfolios
  • Improve systems, processes, and operational efficiency as the business grows

Experience supporting or integrating lettings book acquisitions is desirable but not essential.

Requirements:

  • ARLA Level 3 qualification as a minimum
  • Significant experience across tenancy progression and lettings operations, ideally at management level
  • Strong working knowledge of lettings legislation and compliance
  • Proven ability to lead, support, and influence others
  • Highly organised with the ability to prioritise effectively
  • Excellent communication and stakeholder management skills
  • A proactive, solutions focused mindset
