We have developed a robust and highly efficient short-let process that takes into account the requirements of both property owners and landlords, as well as the specific needs and preferences of tenants, ensuring a seamless and satisfactory experience for all parties.
OUR SERVICES:
• Listing and content creation, inc professional photos if required
• All marketing via multiple platforms and pricing optimisation
• Booking of cleaning and check in service
• Bespoke guest insurance up to £3mil
• ID and verification vetting process
• Deposit collection via a third party
• Guest communication and care
• Rent collection – paid within 30 days of check in
OUR FEES:
• Short let services = 25%+VAT
• Tenancy set up fee of £240+VAT for the first booking, reducing to £96 + VAT thereafter
• The first clean is taken off your first remittance to get the property ready for guests
• Extra cleaning and linen charges from £42 ( usually requested and paid for by the tenant)
• Inventory from £80+VAT
• Property call out fee from £40+VAT per hour
WE ASK YOU FOR:
• Fully furnished properties, including working Wi-Fi
• Compliant to rules and regulations ( EICR, GAS safety certificates, fire and first aid kits etc)
• All bills, running and repair costs are the owner’s responsibility
• A maintenance point of contract
• A float of £500 in case of emergencies held in our client account
