Landlord Fees and Charges

There are various fees and charges associated with the letting of your property and we need to make you aware of these. For further information on the benefits or our various service levels, together with details of other charges (including when they apply), and for a copy of our Terms of Business, please speak with a member of staff. 

Level of Service Offered and Commission Charges

(Please refer to our Terms of Business for more information on each service level)

Standard Letting Only Service @ 10% exc. VAT (12% inc. VAT) 

Renewal or continuation of a tenancy agreement onwards @ 8% exc. VAT (9.6% inc. VAT)

Standard Rent Collection Service @ 12% exc. VAT (14.4% inc. VAT)

Renewal or continuation of a tenancy agreement onwards @ 10% exc. VAT (12% inc. VAT)

Please Note: Fees are expressed as a percentage of the agreed rent for the entire period of the tenancy. Fees for our services are payable in advance at the start of the tenancy based on the agreed term. Fees are also payable on any renewals, extensions or periods of holding over. Please refer to our terms of business for further information. 

Other Fees and Charges that might apply when you use our services

Preparation of the Tenancy Agreement - £180.00 exc. VAT (£216.00 inc. VAT)

Deposit Registration Fee - £25.00 exc. VAT (£30.00 inc. VAT)

Register the tenancy details and protect the security deposit with a government authorised scheme and provide the Tenant(s) with the Prescribed Information. 

Preparation of any subsequent Renewal Tenancy Agreement - £100.00 exc. VAT (£120.00 inc. VAT)

Reporting quarterly to HMRC where the Landlord is a Non Resident without approval - £45.00 exc. VAT (£54.00 inc. VAT) per quarterly submission

Consultancy Fee - £40.00 exc. VAT (£48.00 inc. VAT) per hour

Fee for any works undertaken which are outside of the service described in the Landlord Terms of Business such as but not limited to obtaining consent from Lender or Freeholder or obtaining additional sets of keys.

Attendance by Harding Green at court or a tribunal on behalf of the Landlord – £300.00 exc. VAT (£360.00 inc. VAT) Plus reasonable costs and expenses

Landlord withdrawal from an Agreed Offer - £500.00 exc. VAT (£600.00 inc. VAT)

Service of Notice on behalf of the Landlord (Section 21 or Notice to Quit) - £135.00 exc. VAT (£162.00 inc. VAT)

Sale of the property to the Tenants - 1.5 % exc. VAT (1.8 % inc. VAT) of the final selling price

Minimum Fee

For our services above there is a minimum fee of £1,200 inclusive of VAT, which will be taken up front irrespective of the break clause or length of the tenancy. 

We are members of the National Association of Estate Agents and subscribe to their Code of Conduct and we hold Client Money Protection as supplied and administered by Propertymark.

The Deposit will be held with either of the two custodial deposit protection schemes:  Tenancy Deposit Scheme (TDS) or the Deposit Protection Scheme (DPS). We are members of The Property Ombudsman and abide by The Property Ombudsman Code of Practice. (Company Ref: T00247)
