Harding Green is a regulated estate agency business and is required to comply with the UK Money Laundering Regulations 2017. This means we must carry out checks on all buyers, sellers, landlords, tenants, and any party involved in a property transaction.

These checks must be completed before we are able to market a property or begin any transaction where an applicant has been agreed on the buying or renting side.

What we need from you

The documents we require will depend on your individual circumstances:

If you are an individual based in the UK:
• Valid photo ID (passport or driving licence)
• Proof of address (dated within the last 3 months)
• Proof of funds (e.g. recent bank statement)
• Source of funds (brief written explanation, e.g. savings, property sale, inheritance)

If you are an individual based overseas:
• All of the above, but certified by a solicitor or notary
• Proof of address must be translated into English, if applicable
• Proof and source of funds remain mandatory

If the property is held in a company (UK or offshore):
• Certificate of Incorporation
• Articles of Association
• Shareholder Register
• ID and proof of address for any individuals with 25% or more shareholding

If the property is held in a trust:
• Full trust deed
• ID and proof of address for trustees, settlors, and beneficiaries (with 25% or more interest)

How we verify documents

All AML checks are completed centrally by Harding Green’s compliance team. We use Credas, a secure facial recognition platform, to verify your identity and address.

Once a transaction is agreed, or a property is being prepared for marketing, you will receive a text message with an invitation to complete your verification via the Credas app.

Through the app, you will:

• Complete a facial recognition check
• Upload your photo ID and proof of address
• Submit everything securely to our compliance team

If you are unable to complete verification via Credas, your documents must be certified by a solicitor or notary and submitted manually. Please note: Credas cannot verify international addresses.

If you are based overseas, your proof of address must be certified locally and dated within the last 3 months.

How We Handle Your Data
• All AML checks are managed centrally by Harding Green
• Your data is stored securely and used solely for compliance purposes
• Records are retained for five years, in line with UK regulations
• We do not share your information unless required to by law

Document Submission
To avoid delays, please complete the Credas verification promptly when requested. Our compliance team typically reviews all submissions within one working day. If certified documents are required instead, we will confirm the best method for submission.
